The property should be fully staged and cleaned before the scheduled shoot time. This includes all rooms, surfaces, and visible areas.
We schedule multiple appointments each day, so we are unable to wait for cleaning, dusting, decluttering, or staging once the photographer arrives.
Photography moves quickly from room to room, and there is typically not time during the shoot to move a large number of items between rooms. For best results, every room should be ready at the scheduled start time.

The duration really depends on the size of the property and what was requested as part of the photography session. In the confirmation email sent after the order, I provide an estimated time based on the size of the property and what is requested in the order. A shoot can take anywhere between 1 hour and 5 hours.

Photography sessions move quickly and follow a consistent, efficient flow. Once the photographer arrives, we begin photographing immediately, starting with the main living areas and kitchen, then moving through the bedrooms and bathrooms. Additional levels are photographed after the main floor is completed.
Because the session moves room-to-room without pause, all areas being photographed should be ready at the scheduled start time. There is limited opportunity to rearrange items or pause for cleaning once photography begins.
The interior portion of the shoot concludes with photos of the furnace and water heater. Garages are not photographed unless they are empty, and closets are not photographed unless specifically requested.

Photoshop is an amazing tool. However, nothing works better than ensuring the home is ready to go by following 'The Shoot' guidelines. Photoshop can't wash the windows or clean the floors. Keep in mind that the home will look as good in photos as it does in person.
In real estate marketing, MLS guidelines and buyer expectations favor accurate representation of the property. Excessive or misleading alterations can create issues and are generally avoided.

Weather conditions don’t automatically mean poor photos. In many cases, overcast skies produce softer light and reduce harsh shadows, which can result in cleaner, more balanced images. When appropriate, sky replacement may be used to enhance exterior photos and improve overall consistency.
Interior photos will be completed as scheduled. Drone flights may be delayed or rescheduled if weather conditions are unsafe.
If weather is a concern on the day of your shoot, give me a call and we can discuss the conditions, available options, and whether any rescheduling is needed.

I strive to provide your photos by the next day following your shoot appointment. The standard turnaround time for photography is 24 hours. Media other than photography may take up to 72 hours to process. I will do my best to communicate in advance if any delays are expected.

While I make every effort to deliver on the next day, there may be occasional situations where it's not possible due to unforeseen circumstances. If such a situation arises, I will communicate this to you as soon as I am aware of it.
